Define the brief
Discuss the property, proposed changes and the information needed to develop the design.
We manage house extensions, loft conversions and residential renovations across Manchester and surrounding areas. Structural work, building services and bespoke interiors come together under direct supervision.
We can coordinate design drawings, structural engineering and planning submissions through independent specialists appointed to suit your project. KOSMOS connects that professional input with the practical requirements of construction.
Discuss the property, proposed changes and the information needed to develop the design.
Arrange the appropriate drawings, engineering and planning support for the agreed scope.
Connect the agreed design information with the specification, quotation and construction sequence.
Specialist appointments, fees and responsibilities are agreed before proceeding. Planning permission is decided by the relevant authority and cannot be guaranteed.
Arrange a free initial consultationExcavation, drainage and floor preparation are coordinated with the structure and next stages of the build.

Foundation excavation beside the extension footprint
Steelwork, supporting walls, timber structures and loft conversions are managed through a coordinated construction sequence.

Temporary propping and needle beams during structural alterations
Roof structure, covering and weathering details are considered alongside the building fabric and interior finish.

Roof covering during installation
Floor membranes, thermal insulation and roof-space build-ups need careful coordination before the internal finishes. The captions identify the actual layer shown.

Wall insulation before enclosure
Power, lighting, CCTV and home connectivity planned as one system. Wiring routes, equipment locations and interfaces with the wider build are coordinated, with testing and specialist commissioning agreed for the installation.

Electrical distribution and circuit wiring
Security & connectivity
Camera positions, security-system cabling and recording equipment planned around the property and the agreed requirements.
Ethernet connections, network outlets and equipment locations coordinated before walls and ceilings are closed.
Router and access-point positions considered alongside power, cable routes and the way the rooms will be used.
Equipment selection, system configuration, commissioning and any ongoing support are defined in your quotation.
Discuss electrical, security or network requirementsWater services, heating, hot-water equipment and underfloor heating can be coordinated with the floor build-up and room layouts. The photographs show heating distribution, hot-water equipment and bathroom fittings from this project.

Heating distribution pipework during installation
Kitchen and bathroom installation, tiling, plastering, joinery, flooring and decoration are managed as a connected interior package.

Staircase installation during refurbishment
Rendering, glazing interfaces, paving, drainage and landscaping bring the building and its surroundings together.

Garden drainage installation before landscaping
We deliver garden rooms through the base, timber structure, roof, insulation, moisture-control layers, cladding, openings and internal fit-out. Electrical work, lighting and connectivity can be incorporated into the agreed scope.
Discuss a garden room projectExplore the garden room projectWe specialise in basement insulation and moisture-control works as part of a carefully scoped refurbishment. The condition of the existing space informs the approach: water ingress, substrate, wall and floor junctions, thermal insulation, ventilation and the proposed internal finish need to be assessed together.
Where a waterproofing or drainage system is required, its design and installation sequence are coordinated with the appropriate specialist input before the space is lined and finished.
Discuss your basement projectSolar installations are planned around roof condition, available space, cable routes and the electrical installation. We coordinate the solar package with the building programme and the appropriate specialist design, installation and commissioning.
Heat pumps need to work with the property’s heat demand, insulation and heat emitters. We coordinate the system package, plant location, pipework and controls with specialist design and commissioning as part of the wider project.
Quality control forms part of our direct site supervision, with attention to the agreed specification, the interfaces between trades and the work that will later be concealed.
Clarify the scope, materials and key details before each work package proceeds.
Check developing work against the agreed design and coordinate the next trade.
Review service routes, insulation, membranes and junctions before they are covered.
Coordinate snagging and agreed outstanding items as part of the handover.
Site quality checks support the project and do not replace required building control inspections or specialist testing and certification.
Any agreed workmanship guarantee is set out in your written quotation. Product warranties, where applicable, follow the relevant manufacturer’s terms. Your statutory rights are unaffected.
Plastering, decoration and finishing joinery are essential stages of a complete build. We coordinate surface preparation and skim plaster, allow the substrate to dry, then apply the appropriate primer or mist coat and finishing coats. Skirting boards, architraves and junctions are carefully fitted and finished to bring the walls, floors and openings together.
Our finishing checks cover surface consistency, clean paint edges, neat joints and the detail around sockets, doors and skirting. The photographs below show preparation, fresh skim plaster, completed decoration and finished joinery across our projects.
